With the principal contractor on board early in the planning stages, Calty Constructions was able to provide valuable input as to the direction of the homes in terms of buildability and economy
An exceptional location calls for exceptional standards of housing. To ensure Visage was built and finished to the highest standard possible, Lend Lease contracted builder and principal contractor Calty Constructions.
Director Gordon Clements says the company was brought on board, in a negotiated contract, more than eight months before a single blade of grass was stirred on the project.
"We have a long work history with Lend Lease more than 16 years and this is the first time the company has gone down the road of a negotiated contract for such a large project," he says. "Avoiding the need to tender for the project showed from the outset that the developer saw standard of build was as important, if not more important, than pricing.
"This also enabled us to sit down with Lend Lease from very early in the piece, and discuss what would be the most efficient way to combine a high-end, 40-residence housing project with economic viability."
Partly as a result of these early discussions, the homes are built from a mixture of masonry and timber frame with render and timber finishes. Having different styles and textures of masonry between the dwellings was another important consideration. All materials addressed issues such as effective insulation, sound retardation and a low-maintenance outcome.
"Not only did we have to ensure everything was to the highest material and construction standard, we had to also pass this concept on to all our sub-contractors, to ensure they, too, created surfaces and finishes to the highest degree of competency," says Clements.
