This was precisely the case in Hobsonville Point, where GJ Gardner Homes North Shore and West Auckland has opened its latest show home. With its contemporary architecture and sustainable design initiatives, the house also raises the bar for modern living.
Director Tony Houston says at 285m², the show home is large, but its apparent bulk is minimised by contrasting cladding materials. James Hardie's Scyon Linea weatherboards and bricks from the Austral Bricks Metallix range also provide colour and textural contrast.
On the interior, the house is fully equipped for modern living. A spacious open-plan family living area flows to the outdoors. There is also a separate formal living room, and four bedrooms and a retreat on the upper level.
The sustainable design initiatives set the house apart," says Houston. "The house has polystyrene insulation beneath the floor slab, and the wall and ceiling insulation has a much higher rating than standard. We also have no penetrations in the upper-level ceilings, so heat is not lost through downlights."
The house has solar water heating, and the rainwater is harvested for use in the laundry, toilets and outdoor taps.
