Mechanics and electrical services are a large part of meeting Green Star requirements.
Achieving a 5-star Green Star rating was obviously a major aim in the development of Green Square. To ensure that the project was environmentally sound, Leighton Properties employed engineering consultants Norman Disney & Young to specify the Green Star requirements for mechanics and electrical services.
"Achieving a 5-star Green Star rating is a process that requires the innovative application of new technologies," says director Campbell Williams.
At Green Square, these technologies include low-energy lighting, high-performance facades, low-energy air conditioning systems and lifts, and energy-efficient chillers.
In commercial buildings, the services responsible for greenhouse gas emissions are principally cooling, air handling, lighting and heating. The shell of a building has a major bearing on its heating, cooling and illumination requirements. Norman Disney & Young analysed the architectural positioning of Green Square and suggested the use of window shades and Variable Air Volume air conditioning and hybrid ventilation systems.
Norman Disney & Young also specified variable voltage lifts throughout Green Square. These use eco-drivers, which wind up slowly when the lift starts, then wind down when they are not being used.
