There's a lot going on behind the scenes in any commercial building project to ensure everything goes according to plan. In a literal sense, it's the construction surveyor that aligns every aspect of the structure, both horizontally and vertically.

For the Air New Zealand building, this role was undertaken by BN Walker Surveying, a company that specialises in commercial building and civil works surveying.

Survey manager Kevin Buchanan says the company was involved at every stage of the construction, from establishing the piling and foundation marks, to marking out the main grid for the columns and providing the height certification on completion. As work progressed, the company marked the horizontal grids and vertical height lines for each floor. These determined the positioning of the various services and framing.

The project senior surveyor Richard Raj says extra work was created by the many hundreds of penetrations in the floor slabs, which were required for the services, including ducting and piping.

The company's surveying instruments utilise computer and laser technology for set out, with the geometry plotted with CAD software.

BN Walker Surveying has 12 survey teams on the road at any one time, many of them working on large civil and commercial building projects in the greater Auckland region. Recent projects include Pier 2 at Auckland International Airport, Vector Arena, the new Sylvia Park shopping mall in Auckland, and two new prisons.
