Double the work for project manager
Two clients, two design teams and two contractors added to the complexity of the project management of the Air New Zealand building. But for Beca, responding to the key development objectives and high-profile tenant requirements was simply a matter of careful co-ordination.
Project manager Gavin Shaw says Beca's flexible working style and team approach was essential to help co-ordinate all the different elements.
"Beca was contracted as the client representative to manage the design, consenting, contract negotiation, construction and completion of the A-grade offices," he says. "This involved working closely with the building owner, Macquarie Goodman, and its client, Air New Zealand. The success of the project required Beca to encourage collaboration between all consultants and contractors commissioned by Macquarie Goodman, and Air New Zealand."
Shaw says a major part of the challenge was deciding which contractor should build what, and when. The internal partitions, for example, needed to be installed to commission building services for the base building, yet it is generally preferred that these are installed as part of the fit-out contract.
"The solution was to treat the entire job as one project," says Shaw. "This meant encouraging open communication and the building of strong, trustworthy and pragmatic relationships. This resulted in an integrated project team delivering the entire project successfully."
Beca's project management of the base build included the construction of the lifts, toilets, facade, open-plan fit-out and courtyard.
