When a site has the potential for an attractive outlook, it makes sense to position any building to take full advantage of the view.

The site of this new home was long, narrow and gently sloping to the south, with sea views to the northeast. Designer Mike Flooks of MF Design saw the potential for extensive views from the rooms on the upper level, but due to height restrictions, bringing this about presented some challenges.

"South-facing roof lines were dictated by height restrictions, but lowering the floor lines would have meant going without views altogether. A sloped, 35° roof and open-plan living provide an attractive outlook on the upper level, and glass balustrades on the expansive front deck ensure the view is uninterrupted."

The kitchen was built under the sloped roof, with the cabinetry concealed beneath the ceiling. As the kitchen opens onto the deck, views can be enjoyed while cooking or entertaining. The homeowners requested space to entertain up to 30 guests on the deck, where a gas fireplace provides ambience.

Views can also be enjoyed from the master bedroom, which is set back on the upper floor and opens onto a side deck. A laundry chute is provided in this room.

The finished home was awarded a Roof Design Award in the Architectural Designers NZ Resene 2007 National Design Awards. It was also a finalist in the Auckland regional awards.
