In addition, there are semi-enclosed canopies of 1010m², car parking for 110 cars, and a 4043m² yard. Key features of the development include efficient planning of the long narrow site with an opportunity for future expansion to the north. The open-plan office is orientated to the vehicle approach from Highbrook Drive while maximising the water views for occupants. The factory layout is optimised for the glass production process, with built-in flexibility and opportunity for expansion. A low ceiling height was required, but the height was optimised to future-proof the building for other tenants. Factory entries are protected by semi-enclosed canopies that allow daylight penetration. The design provides separate inwards and outwards truck movements for safety and reduced heavy traffic flow. Judges’ Comments The Metroglass building is a financially successful development that not only maximises the site attributes but provides opportunity for future expansion. The building utilises high-performance facade and construction elements. While purpose built, the building design provides for the future by maintaining a flexible layout and multiple tenancy options.
