Warm welcome

This well organised G.J. Gardner showhome appeals right from the street, its twin gables and central pergola-covered entrance creating a smart, modern presence.

Crisp white plaster and Linea Oblique weatherboard are combined in a contemporary cladding treatment while a Colorsteel Corrugated Iron roof protects the home no matter what the weather throws at it.

H is for happiness

The home's H-shaped footprint efficiently divides the interior to create the best possible use of space.

Stepping in the sheltered front entrance, you turn left to the private three bedroom wing, roomy dedicated laundry and double garage – or right to the public wing, with its large, modern kitchen, dining and family space that runs most of the length of the home.

Centre of attention

On the public side of the home, the designer kitchen is a stand-out feature and this looks down the long, expansive main living/dining space.

It is very much a case of white on serene white, with the kitchen boasting built in display storage and the use of slender finger tiles both as splashbacks and on the generous island that fronts the cooking/gathering space.

The kitchen boasts the latest Fisher & Paykel appliances and is supported by an equally roomy walk-in scullery.

Lounging around

The gabled roof forms translate into high, airy living spaces on the inside, with the pale finishes making them seem even larger.

At the far end to the kitchen a Rinnai Linear fireplace offers another visual focus as well as keeping the living/entertainment space snug.

This end of the voluminous space also includes built in display shelving.

One side of this family/entertaining room is essentially a wall of windows opening to a generous side deck while the other side can be separated or connected to the central formal living room that looks out to the rear outdoor living space.

Dedicated study/working from home

Behind the kitchen there is another shared room – a study/office space that looks out the front of the home – perfect for working from home.

Privacy a premium

Naturally privacy is as important as togetherness for a busy family and this home achieves both in style.

The master bedroom is to the rear of the bedroom wing and has a sense of retreat and as with the living zone and lounge room, also opens to the sheltered and extremely private rear deck.

The master ensuite has a shower and double vanity, the latter backed by an eye-catching large-format Midas tile splashback and floor, while a walk-in robe alongside combines tidiness with a sense of luxury.

The other two bedrooms have built-in wardrobes and their own built-in study desks.

Freestanding charm

Lastly, the main bathroom includes a Athena Cassini freestanding tub which can also be spied from the kitchen, across the entry space.

The generous study is situated behind the kitchen,

The great outdoors

Just as the H-shaped footprint deftly organises the interiors, so too does it create the best possible sheltered outdoor living space at the rear.

One of the only hassles of an outdoor space is being on show to the neighbours, however the wings of this home protect the al fresco space as much from prying eyes as from the elements.

In summation

“It takes as much energy to wish as it does to plan,” Eleanor Roosevelt, a US first lady, once said – and that's just what this compact, savvy house plan reflects.

Family life needs privacy for all as well as great coming-together spaces and this G.J. Gardner showhome offers both.
