Stylish with broad appeal
Sometimes a design has to reach beyond the tastes of the owners – here, for a development where home and bathroom had to offer broad appeal
Designed by Shannon Pepper, Landmark Homes

Background/setting
A professional couple in the building industry were undertaking a development with the intent to subdivide a large property in a very sought-after location on Auckland’s North Shore.
They were to build a high-end spec home which would be sold while during the sale process the home may have been used as a pop-up showhome for a limited time.
The market they would be pitching to would be professional empty nesters who want a home close to the city but still close to the beach, easy to lock up-and-leave yet stylish and sophisticated.
Since this home was built to be on-sold the space had to appeal to a variety of people.

The owners' brief for the bathroom
- They wanted to push the boundaries with the aesthetics
- Double sink bowls
- Walk-in entry level shower
- Plenty of storage
- Bath to relax in
- High end fixtures and fittings
- A spacious feel
- Continuity with the rest of the home
Design development & functionality
- Large tiles were used to create the illusion of space on the floor and the walls, while full height tile sheets were used for the walls to eliminate grout lines
- Full height glass to shower to eliminate steam in the room as there were no opening windows, just a skylight in the ceiling and a fan vented to outside which was located above the shower
- Extra storage space was added above the toilet by way of a cabinet and a shelf, this sat above the half wall concealing the in-wall cistern
- Stone composite bath and basins in matt white each from the same range creating continuity and the feeling of luxury with the step above standard bowl and bath finishes
- Freestanding bath with floor mounted tap to create drama in front of a stunning natural stone-look wall tile
- Recessed in-wall mirror-front cabinets above the vanity for added storage space
Design aesthetics
- Statement patterned tiles used in carefully selected areas
- Complementary colour scheme with some contrast
- Warmth was added with the dark chocolate stained veneer
- Composite bath and basin finish in matt white teamed with a matt white toilet, creating continuity to the fixtures
- Gunmetal (iron) toned tapware and accessories to complement the colours in the tiles and vanity
- Mix of storage space which is hidden with drawers or doors and open shelving to allow for accessories and linen to be on show and soften the space with colour and texture
- Feature led strip lighting to various areas for ambience and task lighting
