Sense of grandeur

The views are spectacular and this renovation with new kitchen is more than a match – simplified interiors, evoking a modern minimalism, were key

Renovation and new kitchen by Neche Page, LivingLot

From the building designer:

Design brief

An elegant gut renovation has given this waterfront property a sense of grandeur that matches its spectacular Sydney Harbour views.

Our scope of works covered the home’s main level, encompassing the kitchen, living, dining, master, ensuite, two bedrooms, study, bathroom, powder room, and new roofing.

The existing spaces were dated, dark and disconnected from the iconic harbour outlook.

Our homeowner requested a total transformation that included removing the dilapidated elements and mouldy surfaces and increasing the natural light and storage throughout.

Obstructive internal walls would need to be removed to create more proportional open spaces suited to entertaining and easy family living.

Extensive joinery for the kitchen, dining area, living space, bedrooms and study would improve functionality, along with the addition of home automation and adequate external shading to protect from the westerly afternoon sun.

The aesthetic vision was for modern minimalism that balanced confident elegance with comfort.

We focused on offering a design solution that celebrated the home's location and outlook while working within the owner’s budget.

Design solution

The home is now worthy of the stunning harbourfront views – sparkling light bounces through the updated layout, with more fluid living spaces and views from every aspect.

Key to the overall look were neutral tones, bold black accents, luscious textures and finishes.

The ceilings have been raised, and ornate cornices and skirting stripped back to create a refined minimal look.

Floor to ceiling sheers have been installed throughout with blackout blinds concealed within pelmets.

The visually striking kitchen features a sculpted stone island and matt black floor-to-ceiling cabinetry.

A statement wall of textured sandstone adds warmth and offsets the monochromatic scheme, as does the light oak timber flooring installed throughout.

In the adjoining living room, a gas fireplace with natural marble surround provides a focal point.

Energy efficient

Updates were made to increase the home’s energy efficiency.

A motorised retractable awning installed on the rear balcony and external drop blinds on all rear glazing help control solar gain from the western sun in the kitchen and living areas.

Enlarged windows and doors invite more natural light and expand the outlook.

Dark low-profile frames highlight the picture-perfect views, and skylights have been added to illuminate spaces with limited daylight.

Finishing touches

Finishing interior touches, such as sculptural pendant lighting, floor to ceiling sheers and a scheme of sophisticated clean-lined furniture, complete this homes transformation.
