Taking plenty of time to think carefully about what you want for your new home, not just in terms of the style, materials and colours, but also about how you want to live your life, will pay off every day. Consider whether you like to entertain indoors in a formal setting, or in an outdoor courtyard. Do you have young children, or enjoy entertaining groups of friends? All these factors should influence the way you design your house.

Landmark Homes' first piece of advice to its clients is on the value of taking time, doing the research and not rushing into quick decisions. And with 30 years' experience in the home building business, Landmark Homes knows the best way to tackle each new project. The company offers its clients a variety of options, including ready-to-build plans, which can be changed to suit individual needs, and a design-and-build service.

The 292m² Temuka featured here is one of Landmark Homes' ready-to-build homes. A dramatic black and off-white exterior colour scheme, using Linea weatherboard pillars, enhances a generous front entry that leads to an open-plan kitchen, dining and family area. With 2.7m-high ceilings and windows to 2.2m, this area has a light and spacious feeling.

To add to the flexibility of the open-plan layout, the formal lounge is separated from the family living spaces by a large cavity-sliding door.

In the Temuka design, the kitchen is situated in the centre of the house, and is also closely connected to the outdoor living areas. The sleek, minimal lines of the kitchen cabinetry and the dark granite benchtops contrast with the traditional-style chandelier over the dining table, the wide skirting boards and architraves, and the mullioned windows throughout the house.

Upstairs in the loft space, a master suite creates a luxurious private retreat that includes a generous walk-in wardrobe and an ensuite with a double-sized shower and two vanity units.

The house also has a second master-sized bedroom on the ground level, which incorporates a walk-in wardrobe and has direct access to a second bathroom.

A study by the front door and a separate laundry are two extra features that help to make the Temuka one of Landmark's more popular designs.
