Sunken lounge, separated sleeping zones and a sparkling pool – this contemporary take on a rustic farmhouse is all about family

This home is a modern and welcoming take on farmhouse living, where the essence of rural living meets contemporary design, creating a space that's as inviting as it is stunning. 

Nestled on an expansive dairy farm in Omanawa, Bay of Plenty, this home embodies a sense of warmth and family, making it more than just shelter – it's a haven for togetherness.

As you approach, the defined roof form rises and dips in harmony with the Kaimai Mamaku Ranges that provide a breathtaking backdrop to the farmlands. 


The home's use of glazed sliding doors allows for the transparent capture of expansive views of the surrounding landscape.

This was important to our owners and formed the basis of the project brief for the direction of the spatial layout of the home.

The floor plan layout comprises separated garaging with an open-ended linked bay providing a ‘wash-down’ area when transitioning from farm duties to home life. 

Direct access into laundry and washrooms provide functional flow. 

At the centre, the open-plan living area uses full-width sliding doors and a raking clerestory window to maximise connections with the surrounding farmland. 

Sleeping zones for parents and children are  delivered at opposing ends of the layout.

Step inside, and you are greeted by a palette of earthy hues that echo the natural beauty of the countryside. 

The sunken lounge invites relaxation – offering a cosy retreat for family gatherings or quiet moments of reflection. 

Drawing inspirations from robust farm building materials, concrete walls provide a sense of solidity and permanence, while metal cladding and steel mesh add touches of contemporary flair and blend seamlessly with the rural surroundings. 

Softness of earthiness natural tones and elements creates a flow of striking features throughout the home and helps establish the sense of natural calm.

Every aspect of this home has been thoughtfully designed to enhance the connection to farmlands, creating a space that feels open and expansive yet intimate and inviting. 

Whether you're enjoying a meal in the spacious kitchen, gathering around the fireplace in the living room, or taking in the sunset from the deck, this modern farmhouse offers a lifestyle that celebrates the beauty of nature and the joy of family.
