Built to capitalise on views, the design of this award-winning home provides a comfortable indoor-outdoor lifestyle all year round
Contemporary lines, light, spacious interiors and extra-wide openings – design aspects such as these, that accentuate good indoor -outdoor flow, can enhance the way we live and entertain.
It was with these aspects in mind that Jalcon Homes approached the design of this home – a Master Builders House of the Year Awards gold medal winner. Located near a picturesque bay, the house was built to capitalise on the views available. Its commanding street presence and smooth plaster finish set it apart from other homes on the street.
To achieve the right exterior finish, Jalcon approached Wattyl NZ, the master distributer of Nu-Age plaster, says Andrew Olsen, Jalcon's marketing manager.
"We offer a 15-year Weathertight Warranty with all our homes, so it's essential that the quality of the products we use and work of our subcontractors meets a high standard," he says.
"A home's exterior is usually one of the first things commented on, so it's important to use distinctive cladding. The Wattyl/Nu-Age plaster system provides a tough weatherproof seal that's also aesthetically pleasing."
Nutherm, the cladding used on this home, is characterised by the ability to produce smooth, clean lines. In this instance, 40mm-thick polystyrene sheets were fixed over a weathertight cavity and coated with three plaster coats. Another benefit of the system is that it reduces application time to about one quarter of that required for conventional techniques.
The home's exterior is an exercise in symmetry, punctuated with wide sliding and stacking aluminium-framed doors.
"Jalcon Homes designs and builds specifically to suit your site, sun and views. This home has an abundance of enchanting design features – including the bands around the windows, the aluminium louvre accents, green-tinted glass and the spacious deck," says Olsen.
Other features contribute a subtle nautical theme to the home, such as the stainless steel rigging wire on the handrail stairs. Overall, the layout was designed to enable access to a year-round, indoor-outdoor lifestyle.
The home's interior is accessed via a spacious foyer. Located on the ground floor is the home theatre and bar, two bedrooms, a large laundry, and a double garage with a generous workshop area.
"From the entry foyer, the stairway leads you up to the large open-plan lounge, dining and designer kitchen. This entire living area opens up onto an expansive deck with views out over the sea. Part of this deck is covered to enable all-year outdoor living," says Olsen.
With doors and windows playing such a large part in providing effective indoor-outdoor living, Jalcon chose Summit Aluminium, a company it has worked with for many years, to custom manufacture the sliding and bifold doors.
"Strong, straight and smooth lines were required on this project. The joinery is highly visible, so having a range of colour options allowed us to match the interior decor and maintain the exterior aesthetic. To protect the interior from sun damage, the Vantage joinery chosen was fitted with green-tinted glass," says Olsen.
To provide a visual connection between indoor and outdoor spaces, glass of a similar colouring was used for the kitchen splashback.
The master bedroom, also on the upper level, features a sumptuous ensuite, complete with a double shower, double vanities, and a west-facing deck to catch the last of the evening sun. Extensively tiled throughout, the ensuite's large corner soaking tub provides another bathing option.
Since its inception in 1993, Jalcon Homes have built more than 600 homes throughout Auckland. At the recent Master Builders Awards, the company won two golds, seven silvers, and was a category winner in the New Home section.
