Haydn & Rollett Construction was the main contractor for the upgrade of the Saatchi & Saatchi building in Auckland. The company says the works programme needed to be staged to minimise disruption to occupied tenancies.

To maintain the financial viability of the recent Saatchi & Saatchi building upgrade, the building needed to remain fully tenanted during the process.

For the main contractor, Haydn & Rollett Construction, this was the biggest challenge of the entire project. Project manager Matthew Bird says while larger tenancies were able to move staff around within their existing spaces, other tenancies needed to move to other areas temporarily.

"This required a lot of planning. Many tenants had complex IT set-ups that were difficult to move, so this involved very close liaison between the project manager, tenants and ourselves.

"Works were designed so they could be undertaken in multiple stages without significant additional costs being incurred. The age of the building also meant measurements were not precise. We would complete one stage, then stop and measure up for the next installation."

Bird says access was another challenge. A bespoke steel crane designed by structural engineer Mott MacDonald enabled the use of long steel members that could be fabricated in a single piece. This was another key factor in achieving a tight construction programme.
